COVID-19 Policies and Procedures

Our office is currently open by appointment only. If a virtual appointment or phone call will meet your needs, we will be happy to continue to provide service to you during our typical posted office hours. If you are a current or prospective resident who needs an in-person meeting, we are making appointments during regular business hours. Limit of 2 people in attendance at an appointment and we require that all visitors to the leasing office wear a face mask and practice social distancing. Our common areas are regularly cleaned and we encourage everyone to abide by the CDC's recommended guidelines to STOP THE SPREAD.


Dogs and cats are welcome at The Railyard but we do have a few restrictions.

    Our furry, four-legged residents will enjoy a Self-Serve Pet Grooming Spa as well as an outdoor Bark Park.

  • Renter's Insurance: Residents are required to carry a minimum of $100,000 in liability insurance and submit proof of coverage upon move-in.

Water and Sewer charges will be individually metered and billed with your monthly rent. Rates will vary monthly based on individual usage.

Valet Trash service is $22 per month and will be billed with your monthly rent. Valet Trash will remove your trash outside your front door five days per week. This covers recycling as well!


The Railyard at Midtown is a non-smoking community. This includes common areas, patios and balconies as well as the garage.

Maintenance Concerns

We hope your apartment maintenance issues are few and far between but on the occasion that you are experiencing a maintenance concern, our team is here to help! Our maintenance team is available Monday-Friday 8am-5pm for standard maintenance items. We also have an emergency on-call technician for after-hours and weekend emergencies.


The Railyard features a two story climate-controlled parking garage and parking is free for all residents. We do not offer reserved parking spaces and all parking is on a first come, first served basis. Electric vehicle charging stations are available.

Bicycle Storage

The Railyard has several bicycle storage areas available for free to all residents. There are also public bicycle racks available along the Monon Trail.

Rental Criteria

All residents over the age of 18 must submit a rental application. Applicants will be screened for credit history, rental history, criminal background and must provide proof of income that is equal to or greater than three times the monthly rent amount.

Renter's Insurance

Railyard residents are required to maintain renter's insurance throughout their lease term. A minimum of $100,000 liability coverage is required. Proof of coverage will be requested prior to move-in.
